Land Use Restrictions

The Sabino Spring development is designated in the Pima County Conservation Lands System as a “Multiple Use Management Area”. It is adjacent to the Coronado National Forest which is a “Biological Core Management Area”. Pima County approved the development under what is commonly referred to as BOZO, Buffer Overlay Zone, and Chapter 18.67 of the Pima County Code.  A tremendous number of detailed studies were required to demonstrate meeting the standards during a prolonged effort to obtain approval. The Sabino Springs Specific Plan is the operative land use document along with the Covenant, Conditions and Restrictions (“CC&R’s”) of the HOA. These designate certain areas as Maintained Common Areas, Natural Open Space, Golf Course, and Lots Subject to Grading Limits. Each of those areas has specific restrictions on land use that are enforced.
